Inside

Tucked away down a country lane in south Devon, yet just 15 mins from the coast, the farmhouse provides a fusion of contemporary, characterful and eco-friendly.

  • Style: Eco-chic. The light-filled property combines comfort with family friendly spaces, sumptuous sofas and luxurious linens.
  • Bedrooms: There are six bedrooms from which to choose; four of which are en suite, the other two sharing a family bathroom. Think wooden floors, neutral fabrics and power showers. There are four doubles, a twin and a 3-bedded room perfect for children, with a bunk bed and a single.
  • For relaxation: As perfect a summer as a winter pad, underfloor heating and wood burners ensure that it’s nice and toasty inside whatever the weather, while great outdoor spaces make this the perfect summer retreat. Chill out in the family room to watch TV of a winter’s eve, or bring the outside in by throwing open the glass fronted dining room doors for an al fresco dinner party during warmer climes.
  • For recreation: The study is home to the Playstation and both adults and kids board games, as perfect a den for kids as for big kids alike! Whether your idea of a relax is sitting with a good book in front of the wood burner in the main sitting room, watching television, or hanging out with the kids, there’s plenty of space for you all to relax in comfort.
  • Practicalities: There is a separate laundry room with washing machine and tumble dryer at the house.There is ample off-road parking.

Outside

The house is set in a beautiful, very quiet and private valley within 30 acres of land, with just one neighbouring property which is in close proximity to Stone Farmhouse. There’s a small orchard and a stream beside the house and parking for a number of cars. Outside furniture includes a selection of sun loungers, upright chairs and recliners.

Food and Wine

  • DIY: The heart of the house, you won’t feel excluded when you are cooking up a storm in the contemporary kitchen at this property. You'll find a a steam oven in addition to an electric oven . Please note, there is no microwave. Fling open the doors of the dining room which leads directly onto the deck; please note, the table seats 12 comfortably.
  • In-house cuisine: If you don’t fancy cooking for an evening, but likewise want to make the most of the house, then why not get a local caterer to drop off a home cooked delicacy, or even to come in and cater for you and your group.
  • Eating out: Just a couple of miles from the house in Ugborough you’ll find The Ship pub, then Salcombe is just 15 minutes away where you will find plenty of eateries. The New Angel, Dartmouth is around half an hour from the house.

Getting there

  • On the map: Located near Modbury, the house is just 15 minutes from the sandy bay at Bantham
  • By Car: The property is around 3 1/2 hrs from London
  • By Train: The nearest train station is Totnes which is around 15 mins from the house; Dartmoor is 15-20 minutes.
  • By Air: The nearest airport is either Exeter (50 mins) or Plymouth(30 mins)

Out and About

  • Head to the beach! You are spoilt for choice in the South Hams, which is famous for its beautiful, diverse, award-winning beaches that stretch from the River Dart to Wembury (near Plymouth).
  • Family fun: Paignton Zoo is 30 miles from the property, the National Marine Aquarium in Plymouth is just 17 miles, while Woodlands Leisure Park, with its watercoasters and toboggan run is just 15 miles away.
  • Don your walking boots: The South West Path runs for almost 60 miles through the area, with some great eateries en route. If you're looking for a leg stretch, Dartmoor National Park is only a 30-minute drive away.
  • Take to the water! Take a boat trip on the River Dart from Totnes to Dartmouth, or take to the waves with a surf lesson at Bantham.
  • Sport Activities: Riding, canoeing, sailing, surfing, golf, tennis and fishing are all within easy reach of Modbury.
  • If you enjoy exploring historic houses, there are more than half a dozen National Trust properties within a 40-minute drive.
